CCD’s 2017 Housing Report Used PHI to Showcase Growth in Center City

CCD_logoOn February 16, 2017, Center City District (CCD) released their 2017 Housing Report: Building on Optimism, focusing on Philadelphia’s record number in new residential units in this past year and the incredible growth occurring in Center City. According to the report, over 2,500 new units were created in Greater Center City with a 15.5% increase over the previous high in the population. Since 2000, over 20,000 units of housing where added to Center City, regarded, now, as the fastest growing residential area in Philadelphia. The population increased by 19%, equating to 190,000 people. The report boasted the new trend of moving toward rental properties from home ownership and the need, from all ages, for density, walkability, and convenient access to retail, restaurants, medical care and culture.

ESI’s Philadelphia Housing Index was utilized to show the percent change in house prices from 2000 to 2016 and to show how the market in Greater Center City has rebounded and overcome levels prior to the Great Recession. The PHI tool has been instrumental in analyzing housing prices, trends, and mapping in various neighborhoods and areas throughout the Philadelphia region.
